WHAT EVERY SELLER SHOULD KNOW

With home prices high and interest rates still low, this may be the best time ever to sell your home. If you are serious about selling your home you will need patience, flexibility and patience.
Here are a few tips that every seller should know:
Most homes that are for sale are occupied by the seller. When listing a home for sale your agent should make every effort to make an appointment well in advance of the showing. However there are times when a ‘walk in’ well qualified customer comes wants to look at homes immediately. Often a customer on scheduled home tour might determine that your property may be just the right one.
This is when you, the seller, should be agreeable with last minute showings. Time is money and buyers sometimes just can’t wait. Your REALTOR© will of course honor your time requests but in this tight sales market, your flexibility might just pay off.
If your home gets the reputation for being hard to show many agents will sidestep your home for an easier showing. If you are renting your property while it is on the market make sure the tenant honors the agent’s showing requests as well.
Your house should be ready to show at all times. Imagine you are having guests and you want to show off your home. In essence that is what you are doing. Put away most of your personal nic-naks. You will need to pack them anyway when your home sells. Buyers need to see themselves living in the home, not you.
Sellers should not be present when the home is shown. Buyers often feel uncomfortable when the owner is present. They will not want to open cabinets or look under sinks, or ask questions. If they can’t look at the home comfortably, they will hurry through the showing and move on to the next house.
Pets should be out of the house during showings. Many people are allergic to dogs and cats or may be afraid of dogs. A barking dog inside a home, even in a kennel during the showing, is a turn off. Remember to clear away traces of pet odors with odor stopping sprays or candles.
Many people have quit smoking or are allergic to smoke. Sellers who are smokers may not smell the smoke residue but non-smokers will and even though your house may be tip top shape and just right, the cigarette odor can kill a sale. After you list your home for sale try to smoke outside. Clean your drapes and your carpet. It is your home, but you want it to be someone else’s home, so a little inconvenience may pay off in the long run.
Avoid the urge to list high. If your property is priced too high, it will sit on the market and become shop worn. Buyers are savvy, one of the first things they ask is how long the house has been on the market. A home should be priced right at or just below market value in order to catch the ready, willing and able buyer. If there are no showings in the first few weeks that is an indication that the home either needs some curb appeal to make buyers want to go inside or that it is priced too high for the market.
Statistics show that if a home is properly priced, a seller should receive an offer within the first 12 showings. It may not be the offer you eventually accept but at least it will indicate that the home is priced and marketed properly. Your real estate agent will give you a market analysis to show how homes sold in your area as similar to yours. This information should be a guide to valuing your home.
What you paid for your home has nothing to do with today’s market. The housing market goes up and down. The appraiser who will ultimately value your home for the loan lender will use the most current sales data and often can’t go back further than 1 year for comparable sales. Again, trust your real estate agent to be your pricing guide.
Selling a house takes a while. Even after you get the offer signed and accepted it may take 45-60 days for the loan to process. It might take even longer if there are unexpected clouds on the title that need to be corrected.
With patience, flexibility, curb appeal, a good marketing plan and a good sales agent, selling your home should be a rewarding experience.
